Most dual-purpose builds start with the golf simulator and add theater features on top. This Boulder basement went the other direction — the room was designed as a theater first, with the golf simulator fitted into that existing plan rather than the reverse.

At 13' x 13', it's a compact space, which made integrating both uses without either one feeling like an afterthought a genuine design challenge.
